Caravan Roof

Need some help trying to find out what has been put on our Caravan roof. It is some kind of sealant thick and cream in colour it is starting to split and crack want to repair it not sure what to use.

Is it a Jayco? If so, you had better get onto it straight away. Jayco put a NEW roof on my pop top van after a hail storm three years ago. In January this year it leaked where the sealant had dried out and cracked. Left a green algae on the joins in the ceiling (inside the van). Jayco's response was "we only warrant our sealant for 12 months. It is incumbent on the owner to check the condition of the sealant and take any action necessary.!!!" When I took the van to an independant repairer he told me that Jayco buy their sealant by the container load from China and get the cheapest money can buy. He is replacing their sealant all the time. I was just unlucky because the van was locked up for about 3 months and we didn't find it until the internal damage had been done.
If you think I don't like Jayco you are right!!! Had to wait 3 months for the new roof to come out of the factory and then 18 months later it needed replacing again.

No the van is a Regent don't think the van is leaking though

why don't you ring Regent - they have a pretty good reputation. Ask them what it is and they should be able to put you on the right track.

I have had quite a number of caravans in the last 45 years (about 30 ) and apart from the early ones which had one piece roofs they all have the sealing problems.
The normal is to have the sealant removed completely at least every 3 to 5 years and use a quality caravan sealant or better still get someone who specialises in resealing as it requires special equipment to be able to get on the roof to scrape out the old sealant.
the last time I had it done for a 18 ft 6 van was about $350.

Probably an unintelligent question but is this stuff only in the joins or it is covering the whole roof?

Reason for this query is that there is, or at least was, a product called "Wastolan" which was a thick cream/white coloured sealing paint-like medium use for sealing on farm grain silo's. It was painted over the entire silo and formed a waterproof plastic "membrane" type coating. It worked extremely well and had the added advantage of considerably lowering the internal temperature in the silo. it would have the same effect on a caravan roof.

If the van is getting on a bit (around 10 or more years old) it is possible that a previous owner may have used it on the van roof.

Just a thought.

Thanks for the info but the product is more of a hard putty rather than a plastic coating.

If you have to remove it, reseal with sikaflex and paint over it.
You will have no more problems.

Apart from getting the Sikaflex off everything it shouldn't be on, like windows, hands, clothes,hair and shoes.
That stuff sticks like 'the proverbial' to a blanket.
Works though!

It is probably High Build Roof Sealant. You can put it on with a paint brush. Its Called Roof-Proof. Caravan parts and spares sell it or contact Camec . Ph 0397996477

G'day there.
Accidentally came upon this thread and thought I would join up and offer some advice.
Sounds like it could very well be "roof proof" as mentioned by The crow. Or if the van is more than about 15 years old, could very well be the original caulking compound. We haven't used caulking to reseal vans for over a decade.
No van manufacturer would have applied roof proof to a van though. Must have been brushed on by a previous owner. Not something that our repair shop recommends as drying out and cracking normally appears after a short time.....such as 12 - 24 mths. Especially if it has been thinly applied.
Cleaning all the old stuff off and starting from scratch with some good quality silicone is the only answer. No need for expensive sika either. Great stuff for other purposes, but for this job, simple plumbers roof and gutter silicone will suffice. Just make sure it adheres to metal. White is better to apply than clear or translucent as you can see exactly where you have applied and also any air bubbles which may pop up.
Thoroughly clean all the joints first after removing old sealant with metho, thinners or the like. Just don't rub too hard with the thinners or the paint will come off as well. It is good tho, as it doesn't leave n slightly oily surface like others do, such as turps. A generous bead over the joints, gently run over with a wet finger to smooth down....and your set for another 5 to 10 yrs.
