Contents Insurance for Household Items in Storage

Hi Everyone, Our time has finally arrived...... We are about to take off for an indefinite time, yippeeeeeee, we have been planning this for a long time. We are about to start renting out our house and leave all of our belongings, furniture and household items, in storage in a large secure workshop on the property of our rental house. Can anyone recommend an insurance provider who can give us contents insurance for our belongings????? Any suggestions or recommendations will be greatly appreciated.

If you are over 50 and not working full time give APIA a ring - I have found them to be great to deal with - mind you am only just now making the first claim. They also do insurance for landlords - I am about to find out how good they are with that.

Hi Yes I had the same problem 12 months ago, we rented our house out to do a trip we had to put our contents in storage. I had all of our insurances with Commonwealth bank. House, car and rental properties. The Commonwealth bank would not cover storage. I saw NRMA they looked at all my insurance and did a deal so I moved all my insurance to NRMA. I probably would have stayed with the Commonwealth bank if they had the storage option?

Hi Justdoit Are you self managing your house while it is being rented? Or are you paying an agent? We self manage all of our properties and have found that insurance companies offer lower insurance for self managed properties. Its un believable what some of these agents can charge for what you get in return.

When we sold our home in Younghusband SA 5 years ago we stored our furniture in a farmers shed at Mannum whilst we were building a new home in Victor Harbor. We were iinsured for some years with APIA but they were not interested in our situation so we tried the RAA, not a problem, so we renewed our vehicles, caravan and new home with them.
Have found them to be an excellent insurance co.

Recon its a false economy to "self manage" your property for rent when your on the road or living thousands of klm away , a 'good' real estate agent will look after the property and get required maintenance done while your away ,
we had house sitters then renters that we so called 'self managed' , $30,000 damage in 18mths that you just don't get an inkling about untill you actually see the house again after your self managed renters stop paying rent and do the midnight flit while you are on the other side of the continent.

I have been self managing my properties now for 10 years, the trick is to check and double check your renter’s references. Do not sign them up on a long term lease and do not let them get behind in the rent. Make sure you have landlord insurance. I have found many agents that do not care about the property they are just interested in their commissions for doing not much at all??

Well Gadget , good luck to you , now tell me what you do when you are on the Gibb and your hand picked tenants simply decide to not put the rent into your account and move out , your 3 thousand klm AWAY ; Pray tell us all how you self manage , you dont even KNOW of the situation for several weeks ,or are you one of those landlords who demands a personal inspection 2/3 times aweek.

i'm not trying to put you off going away to enjoy your well earnt journey of a life time but !!
just be warned to know who your tennants are and what their status in life is and take good stock of whats in storage as this could happen to you and put more than 1 lock on the shed door

a short few years ago a couple did that in the bunbury area and were half way around aus when they got word from one of there neighbours to say the tennants were having garage sales every now and then and it was suspected the stuff was coming from the owner supposedly locked storage garage in the back yard
the owners flew home and discovered the shed had been busted into and thats what was going on the tennants had moved some of the furniture back into the house and were using it and
a large portion of their personel belongings and tools etc had dissapeared and because they hadn't documented in writting and by photo and video or marked any items what was actually in the shed they had a hard job proving what was actually missing
the tennant had a criminal record attached that the owners weren't aware of
