Camping in Central Nsw

We have a small property at Turondale Nsw which has frontage to the Turon River which has excellent swimming ,gold fossicking and fishing for big European Carp and was toying with the idea of opening it up to 4wders for
camping etc . It has scope for many day trips to such
places as
Hill End ,
Sofala , Ophir ,
Bridle Track ,
Mudgee ,
Bathurst , Turon River National
Park ,
Wolgan Valley etc . I would like some opinions from people as wether this would be viable or not and what would be the pitfalls etc with doing something like this . At this stage the only amentities we were thinking of developing were composting
toilets and bush showers and level sites for tents and or
camping trailers with fire place or BBQ .
Any ideas would be greatly appreciated .
I was thinking of a minimal charge of $10 -$20 per vehicle per night .
What do you think ?

check out the insurance side of things as i think this will be the biggest blockage next to council approval. the cost of the insurances could be prohibitive. otherwise a great idea.

forgot to say that familys need more low cost holiday
places as we cant always afford the rates at more commercial sites

This is a good idea, but as was mentioned previously, insurance and councils tend to put paid to most good ideas. Best you check that part of it out early on.
But with
toilets, showers AND level sites, it's all you could ask for.
You may find checking out other similar ventures worthwhile. If you are targeting 4WD specifically, take at look at "Skytrek" in the
Flinders Ranges. They also have a fabulous 4wd tour which is very popular. Something you may like to consider further down the track.
If you decide to go ahead, make sure you keep (1) this
forum and (2) 4WD Clubs informed. It's a terrific area with lots of attractions. I have only recently "discovered" this part of NSW, and love it. Can't wait to get back there when it gets a bit warmer. Good luck.

Kenny, have you checked out your neighbours? Turon Gates do exactly what you are proposing (they also have cabins). I'm guessing their insurance cost is built into the pricing structure.
We paid about $25 a night to
camp (2 adults and 2 kids). They provide hot showers and flushing
toilets in a very basic amenities block.

You sure were right
I was forgetting who actually runs this country , bl%$dy insurance companies and lawyers . Spoke to several insurance companies yesterday and run into stone walls , they will not touch something like that . Others have got it so perserverance may be the way as there are still caravan parks , b&b accomodation etc etc all over the country so it willl be just a matter of speaking to the right people .

$10 per vehicle is cheap by todays prices.
Access only by key entry through
locked gate or via
homestead
Insurance may be a problem but some operators don't worry about that. You can get visitors to
sign a disclaimer but how legal that is, is another matter
Do you have enough wood for fires?

Flinders Ranges conservation
park) for more ideas. There are about 20 properties in the
Flinders Ranges which cater for campers and 4x4 tracks.

Personnal Liability Insurance is going to be your biggest hurdle.
Check that out first and you may have second, third & even fouth thoughts about it all.
Very nice idea though.

I was hoping to run it more like a caravan
park so I hope the insurance won't bw cost prohibitive . As stated it would only be a base for the hundreds of day trips available around the area . Madmans at
Hill End had 4wds using the property for 4wding hence the bigger insurance premiums , I would basically supplying ammenties for
camping etc

There are a few
places like that around the central nsw area, they will only let incorporated clubs with pub liability insurance stay due to the insurance prob.
I suspect though that the liability side is attempting to be bypassed by doing this as they probabaly don't have insurance themselves.

Hi, Ken,
Quite a few stations in the
Kimberley provide farmstay-cum-
camping facilities, usually providing cleared spots and showers/
toilets for a fee. Guess they have the insurance problem solved. We found them great, tho one spot had mowed down the seasonal growth to almost ground level, but it left 5mm-thick stalks poking up everywhere, enough to poke thru tent floors and one's thongs. Spent an hour snipping each stalk down to ground level with a pair of sparky's cutters to save the tent. Loved the place tho.
Composting
toilets are fine, as are cold showers - if people must have hot showers, they usually bring their Glind or a solar shower. Some arrangement with rubbish disposal is helpful, otherwise all campers must be made aware of their responsibilities re rubbish. Amazing how ignorant some campers are in this regard.
A bit of shade is good (tho I need sun for my solar panels), a tap for
water, and if the
water is borderline, then perhaps a rain
water tank off your shower block's roof would provide
drinking water, with showers from the other source.
Keep the prices reasonable, offer a few mud-maps, etc of the
places to see. Also promo stuff from your nearby town - they appreciate this sort of thing.
Contrast this with one place in the north of WA, which seems to have a charge for just about every single thing you do there, creating the feeling that their hand is in your pocket perpetually.

We have caught carp close to 10 kg which is big indeed . The Turon is clear
water and makes perfect sight fishing for them . The Macquarie River which is nearby has many more numbers . In good times ( no drought for several years ) other species encountered are Murray Cod , Trout , Red Fin , Catfish etc but It would be misleading to mention them at this stage of the drought but be assured there are plenty of big carp in the river . If you would like to give it a try you can access the river through our property if you would like to give them a try .
